    The Community Manager is responsibile for celebrating and caring for the elders in the Marlowe Court and Knowlton Place communities. We offer a unique blend of wellness services, life enrichment activities and spiritual services to our residents. The Community Manager will oversee and manage operations in accordance with HUD and tax credit regulations, is responsible that the services and facilities are maintained in accordance with ERS standards, and ensures that resident satisfaction remains at or exceeds expected levels.


    Affordable Living at ERS:  Our philosophy of care guides us to maintain every person’s dignity, and provide the same standard of excellence in care to every resident.  Our Affordable Living communities are wonderful places for older adults to live and flourish in safe, friendly neighborhood communities. Residents enjoy amenities and services found in few retirement communities for people with low-incomes such as transportation, gardening areas, complimentary laundry facilities, and chaplain services.  The older adults who live in our Affordable Living communities are given the opportunity to live and flourish in a friendly, loving environment.




    • Develops staffing plan, recruits, manages, develops and evaluates team members directly reporting to the position.
    • Markets the facility in our target area; maintains census and waitlist to ensure occupancy levels are maintained at budgeted levels. Manages the waitlist, to include processing applications and giving tours.
    • Keeps informed and updated on all HUD, HOME, Project Based Vouchers and tax credit regulations. Ensures that all residents comply with the lease, house rules, pet rules and all other policies of the Community in accordance with HUD regulations.
    • Ensures all recertification papers are signed and sent out as mandated by HUD regulations. Verifies receipt of needed information prior to each resident’s recertification date.
    • Completes HAP vouchers and submits to TRACS.
    • Assists in the development of the annual budget for the facility and ensures that operations are maintained within that budget. This includes applying for a service coordinator grant on an annual basis.
    • Prints, verifies and distributes monthly rent statements and other accounts receivables.
    • Processes accounts payable in a timely manner so that vendors are paid by the due dates.
    • Interprets the facility’s policies and procedures for residents, family members and visitors.
    • Forms and provides ongoing support to the Resident Council.
    • Supports a wellness environment in the facility through a Wellness Committee.
    • Develops and maintains relationships with local government officials.
    • As an ERS team member, upholds the philosophy of Person Centered Care while performing duties; whenever possible acts to restore and/or provide Purpose, Choice and Freedom to our residents.


    • Must possess, as a minimum, a high school diploma or equivalent
    • Bachelor’s degree preferred
    • Two years of experience in a similar role or a role working in service to others preferred
    • Knowledge of HUD and tax credit regulations preferred; will provide training
    • Must be willing to work flexible hours
    • Must support team and process based organizational culture
    • Must be able to read, write, and communicate effectively in the English language
    • Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public
    • Must possess leadership ability and the willingness to work harmoniously with and supervise personnel
    • Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the essential functions of the position can be fully met
    • Must be able to relate to and work with the elderly, emotionally upset, and at times, hostile people within the facility
    • Must be able to cope with the mental and emotional stress of the position
    • Must not pose a direct threat to the health or safety of other individuals in the workplace
    • Must be able to maintain regular attendance
