    The primary purpose of the Painter/Turnover Specialist is to maintain the appearance of our facilities and prepare apartments for rent in a safe and effective manner in accordance with current applicable Federal, State and local guidelines and regulations, our established policies and procedures, and as may be directed to assure that all wall surfaces are maintained at all times.

Residents enjoy amenities and services found in few retirement communities for people with low-incomes such as transportation, gardening areas, complimentary laundry facilities, and chaplain services. The older adults who live in our Affordable Living communities are given the opportunity to live and flourish in a friendly, loving environment.

    Responsibilities

    • Completes all work as require to prepare apartments for rent readiness- including, repairs, replacement, paint, and cleaning of all fixtures and finishes within the apartment.
    • Maintains exterior and interior painted surfaces.
    • Patches, repairs and replaces drywall in walls and ceiling.
    • Keeps all paints, thinners and supplies out of the reach of residents at all times. Keeps locked up when not being used.
    • Completes repairs or replacement of lighting, window, floors, walls, doors, and cabinetry within vacant apartments.
    • Travels to ERS-AL community sites including: Dayton, New Carlisle, Springfield, Wilmington and Cincinnati.
    • Keeps all tools and supplies clean and in good repair.
    • Communicates and Coordinates the work of all contracted services within scope of responsibility.
    • Performs routine maintenance and repairs of the facility and equipment, observing all safety standards and policies.
    • Carries pager or cell phone for emergency conditions as assigned and responds immediately when paged.
    • Observes all safety policies, and reports all incidents or accidents to manager or supervisor.

    Qualifications

    • High School diploma or equivalent.
    • Must be able to read, write and communicate effectively in the English language.
    • Must have at least three years experience in commercial/residential painting.
    • Must be able to push, pull or lift 75 lbs. regularly and over 100 lbs. occasionally.
    • Must be able and willing to assist in the evacuation of residents during emergency situations.
    • Must be knowledgeable of different types of paint and wallcoverings and their applications.
    • Must be knowledgeable of surface particularilities and types of paint and wallcoverings required for different applications.
    • Must be knowledgeable of proper surface preparation.
    • Must be knowledgeable of proper tools and equipment for each specific job.
    • Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the essential functions of the position can be fully met.
    • Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times, hostile people within the facility.
    • Must function independently, have flexibility, personal integrity, and the ability to work effectively and harmoniously with other personnel.
    • Must not pose a direct threat to the health or safety of other individuals in the workplace.
    • Must be able to maintain regular attendance.
