The Maintenance/Security Supervisor is responsible for coordinating and managing the maintenance and security teams and work processes to ensure the Communities, equipment and grounds are maintained in a safe and effective manner in accordance with current applicable federal, state and local guidelines and regulations, ERS’s established policies and procedures, and as may be directed by the Director of Facilities Management to assure that a successful maintenance program is upheld at all times.

The older adults who live in our Affordable Living communities are given the opportunity to live and flourish in a friendly, loving environment.

 

Responsibilities

  • Is responsible for aspects of the Maintenance and Security teams’ process including coordination, scheduling, process and service improvement, and preventative maintenance

  • Performs maintenance and repairs of the buildings and equipment, including but not limited to painting, plumbing, electrical wiring and carpentry, observing all safety standards and policies

  • Reviews and oversees contractor’s service and performance within the scope of one time and/or multi-year agreements

  • Assists in the development of a staffing plan, recruitment, management, and development of staff directly within the Maintenance and Security teams- including the completion of annual performance reviews

  • Oversees pest control and contract management- including preventative treatments requiring inspections of building and apartments.

  • Ensures a safe and calm environment in accordance with regulations and ERS standards

  • Develops effective processes to deliver results in the following areas: quality, value, customer satisfaction, financial results, staff satisfaction and regulatory compliance

  • Acquires and manages the supplies for Security and Maintenance Departments

  • Carries out assigned role in ERS’s Emergency & Disaster Plans for each Affordable Living community

  • Maintains and develops knowledge of maintenance and security services fields through participation in networks, associations, and other professional development opportunities.

Qualifications

  • Must possess, as a minimum, a high school diploma or equivalent
  • Must possess, as a minimum 2 years supervisory experience in housing maintenance or facilities maintenance
  • Must possess, as a minimum, one year safety management experience and be knowledgeable of safety regulations
  • Must possess knowledge of maintenance related trades with at least 3 years experience
  • Must be willing to work flexible hours
  • Must support team and process based organizational culture
  • Must be able to read, write and communicate effectively in the English language
  • Must be able to cope with mental and emotional stress of the position
  • Must be able to push, move and/or lift a minimum of 75 lbs. to a minimum height of 3 ft. and be able to push, pull, move and/or lift such weight a minimum distance of 100 ft
  • Must possess a valid driver’s license and reliable transportation
  • Must possess leadership ability and the willingness to work harmoniously with and supervise staff
